Report on status of Wroxeter Estates. A presentation was made by the developer at the public meeting on March 13. The present plan is to develop four lots in the critical area, ostensibly for a single family house on each lot. The rule generally applicable to rural critical areas is to permit one structure per 20 acres. The critical area portion of Wroxeter Estates is approximately 28 acres, located along the Severn River and Asquith Creek. There were already four structures in the critical area and in in 2016, the developer received a non-conforming use exception for those structures. Apparently, the plan is to "boot strap" the nonconforming use exception into permission for four lots rather than one. The present developer stated that there were no present plans to take down trees or interfere with the 100 foot buffer along the shoreline. It was also stated that there were no present development plans regarding the remainder of the property that is not in the critical area.
The next step for those who are concerned is to review the variance application once it is submitted.
